The platform is nice, the chatbot answers fast. Here’s what really needs to be improved:
- new messages aren’t visible on the host’s home page, and I often lose track of them and end up replying very late
- it would be great to have an app for Android and iPhone so we could work more quickly
- it’s not easy for guests to understand and follow the rental agreements, and I always have to explain things and guide them through the entire process
- too high service fee for both parties—guests and hosts—considering that the platform is fairly new, has an audience that doesn’t have much to spend (unlike Airbnb, Booking, or other traditional platforms), and still needs technical improvements

Simple, well designed, no-nonsense platform.
Good human support.
Too high commission if you add both sides. For shorter lets it's ok but for longer lets, your take is higher than real estate agents who put have to put way more effort into a let.
The no-deposit policy is understandable but insurance is no substitute for it because it does not cover the risk of overstaying, which is the biggest risk for your clients.

I am not getting reservations from Flatio any more because in Spain you need a deposit even if you rent for only one month, and that not match Flatio procedures. Please change that, I miss your reservations!

Do something about cleaning fee. My guests sometimes leave a huge mess which is unfair to charge in the rent as not all of them are so messy. As I am not collecting a deposte, I cannot hold back from this money to cover the extensive cleaning I have to do.

This is a flatio app rating as flatio asks here if we would recommend it, its unfair to save it as private rating of an apartament. For that I removed one more point in Edit.
I don't know if I'd recommend flatio, maybe, I need more good experiences and having the cancelation process easier when apartament isn't a fit and you find out you will not even check in to stay after you see it.

I like that Flatio handles all the paperwork for tenancies.
I think you could be more considerate of the landlords whenever there is a debate between the guest and host. Give the benefit of a doubt about any complaints when it comes from guests for a host who has a good overall rating.

The platform itself handled a dire situation with professionalism and empathy, especially once it became clear that particular rental property was not habitable. I appreciated the communication and the fact that the service fee was refunded without complications.
That said, I believe the platform could improve its response protocols in emergency situations — especially when a property lacks essentials like heating, warm water, or reliable electricity. In my case, these issues severely impacted my health and ability to work, yet there was little recourse beyond a partial rent refund.
I’d encourage Flatio to strengthen its safeguards:
– More proactive intervention when a host clearly fails to meet basic habitability standards
– Better support for tenants in securing compensation for time spent under unacceptable living conditions
– And perhaps clearer vetting of properties during winter months where heating, power, and humidity are critical
Overall, I’m thankful for the support I received. But stronger tenant protections — and greater enforcement power with non-compliant hosts — would go a long way in making the platform feel even more trustworthy.

Flatio's lease is not compliant with Spain's Padron process, which I communicated to Flatio and they did not change, so for people looking to register longer stays (6 months) in spain this is tricky
