Overall, I enjoyed my stay at Beco das Flores and really liked being in the beautiful and historic neighborhood of Alfama. That said, there are several important things I think future guests should know so they can decide whether the apartment is a good fit for them.
First, keep in mind that historic buildings in Alfama generally do not have elevators. Expect narrow, shoulder-to-shoulder staircases that can also be quite steep, and of course, the neighborhood itself is very hilly.
Maurice, the host, was attentive and helpful whenever we needed something. Response times were sometimes a couple of hours, but his replies were always useful and courteous.
The apartment itself is generally consistent with the listing, although there are a few details I found misleading or worth clarifying. Flatio lists the apartment as being on the second floor, but in practice it felt more like the third floor. The stairs also lead almost directly to the apartment door, so be careful with your footing when entering or leaving.
When we arrived, the apartment appeared to have received a basic surface cleaning, but in my opinion it needed a much more thorough deep clean. Several dishes were dusty or dirty, and there was noticeable dust and some cobwebs behind and around furniture. The refrigerator also contained a considerable amount of older food and items that appeared to have accumulated from previous stays. We ended up cleaning quite a bit during our stay and hopefully left it in better condition for the next guests.
There were also many leftover items, decorations, and personal belongings throughout the apartment. For a short stay this may not matter much, but for a longer stay it can reduce the amount of usable storage and living space. Things such as workout equipment, a basketball, and miscellaneous items were placed around the apartment, which made the space feel more cluttered than necessary.
The apartment is otherwise very well equipped. We did not really need to purchase household or kitchen items during our stay. Hot water was also excellent and lasted long enough to comfortably enjoy long showers.
One item I do think should be replaced is the couch, which seems to be reaching the end of its useful life.
The bedroom setup is probably the most important thing to understand before booking. It is located upstairs in a loft-like space with low clearance and somewhat awkward steps to climb. The carpet upstairs is also quite hard and uncomfortable on the knees when moving around the lower areas of the space.
There is an air-conditioning unit upstairs. It works, although on particularly hot days it can struggle to keep the space very cool. More importantly, the AC mainly cools the upstairs sleeping area, while the downstairs portion of the apartment is much more dependent on the outside temperature.
The host provided two fans, but neither was particularly effective during our stay. One did not have a proper base and had to be leaned against something to stay upright, while the smaller fan moved very little air. We eventually purchased our own fan to make the warmer days downstairs more comfortable. Some aspects of the temperature and apartment layout are mentioned in the listing, so I would recommend reading the description carefully before booking.
Access to the apartment can also be a little complicated if you have a lot of luggage. The main street nearby is narrow and one-way, but it gets surprisingly busy with both vehicles and pedestrians. If you arrive by Uber or rental car, you may only have a short window to unload before traffic starts building behind you. Parking immediately around the apartment is also very limited, so you may need to walk some distance from your car.
There is a smaller street behind the property that can make things easier if you have a compact car and arrive early enough. There is also a lovely small park nearby that was convenient for taking our dogs out. However, rideshare drivers generally will not pick you up from that side, and a nearby restaurant can make access more difficult later in the day.
The location also has some very good advantages. There are several bars nearby and a small market on the main street that stays open late. The evening atmosphere is lively and enjoyable without being excessively loud inside the apartment. The market was especially useful for grabbing snacks, drinks, or basic groceries later at night.
The building itself was peaceful during our stay. There appeared to be another short-term rental on the first floor, and an older local resident lives on the floor below the apartment. She was extremely kind and helpful whenever we crossed paths. She does not speak much English, but she was always welcoming. In the end, I would recommend this apartment most strongly for shorter stays, travelers with lighter luggage, and people who mainly want a comfortable place to return to after exploring Lisbon. For longer stays, the limited storage, loft-style bedroom, temperature control downstairs, stairs, and overall layout are things I would seriously consider before booking.

The apartment is poorly equipped. The windows are tight, the doors are sticking, and the lights are on. The kitchen equipment is very poor, although the necessary items are in the apartment. Things are simply damaged or missing. We didn't receive a change of bedding for two months. We washed the sheets and cleaned the room before leaving, but the landlord refused to come see the apartment before we moved in. Despite this, we received strange accusations about the place being untidy. Our photos and videos of the apartment show otherwise, but the landlord wasn't entirely convinced. The situation was, to say the least, strange and unpleasant. Nico is a friendly guy. He's kind and helpful. He helped us modify our contract and move in earlier than our scheduled date because we were left without a place to stay, and he had a vacant apartment that we booked for a later date. Before using the apartment, everything had to be washed and scrubbed because it could get stuck. Some kitchen utensils had to be boiled and disinfected. The location is excellent, to be honest. It might not be necessary for people who enjoy quiet, but it is the center of a large city, so that's normal.

The flat itself was OK ; it’s quite spacious and relatively new. The bathroom is nice and everything works very well. The huge problem we had was that the flat was filthy when we arrived. Everything was very dusty, there was hair lying about everywhere, and the floor was greasy and sticky. Even after a thorough clean using a steam cleaner, we couldn’t get rid of that feeling on the floor. The worst part was the smell in the flat. We had to clean the inside of the host’s cupboard, which was greasy and yellow; that helped a bit, but if you don’t air the place out for a day, the foul smell comes back. We were very disappointed on arrival and received only a small financial compensation from Chill Hills (the property manager), which wasn’t worth the effort we put in to keep the place reasonably clean.
What’s more, the advert stated that there was a free parking space a one-minute walk away, but we were surprised to find, upon arrival after a 13-hour drive, that this was no longer the case. Parking spaces in the neighbourhood have become chargeable at night on weekdays. Fortunately, we were able to find a solution using our business parking permit. However, we still had to pay for parking on a few occasions. Despite the fact that this error was reported to the agency back in May, I can see that the parking facility is still listed in the advert.
The bed sheets provided were dirty and the wrong size; we had to buy some in a hurry when we arrived so we could sleep.
Afterwards, there were several communication issues with the Chill Hills team; no one was there to meet us when we arrived at the flat or when we left, and we never managed to get in touch with them – we just left the keys in the flat and that was that.
In conclusion, the flat itself was fine, but we kept finding disgusting things in it for weeks on end – the shower drain was blocked, a wardrobe was mouldy… It has great potential, but the management and cleanliness need to improve significantly.

I spent almost a year in this accommodation. I had many bad surprises and the accommodation isn't in the best shape. It is indeed well-located near the university; however, it is not worth the price listed on Flatio. Furthermore, the landlord agreed to compensate for the two months that I didn't had wifi in the apartment and nothing had been done .... So I do not recommend this accommodation.

The only issue during his stay was the temporary unavailability of the shared community swimming pool for part of his stay. This was due to an exceptional maintenance issue before the official opening of the swimming pool season in Valencia and was not the result of any permanent or undisclosed restriction. The pool was fully operational from the official opening of the season, and the guest was able to use it for the remainder of his stay.
Although we were under no obligation to provide any compensation, we offered a refund to show our goodwill. The statement that “the resolution required mediation via Flatio” does not fully reflect the course of events. Flatio became involved only after an excessive compensation request was made by the tenant. Prior to that, we had proposed a goodwill refund on several occasions which was rejected and only accepted after Flatio involvement. The final refund provided was exactly the same amount as our original offer.
Finally, we would like to clarify that there were no cleanliness issues with the apartment. The goodwill refund related solely to the temporary unavailability of the shared community pool for part of his stay.
While we regret that the pool was temporarily unavailable for part of his stay, we believe the overall rating does not fairly reflect the quality of the apartment or our efforts to resolve the matter in good faith.

The apartment was fine, although there were dishes left in the sink and in the kitchen when I arrived I ended up doing. The host was one of the worst experiences I've ever had. He was entirely unreasonable, rude not fit to be on a position of hosting on this platform. Despite having a contract in place, he told me I had to leave within 3 days because we didn't have any chemistry - which is a ridiculous condition to terminate a lease and against the terms. I left anyway, because I didn't want to be around the negative energy. I left everything in better condition that it was when I moved in. Yet he still failed to pay me back what was owed. I ended up having to get flatio to reimburse me directly after 2+ weeks. Absolutely a nightmare, wouldn't recommend renting through him for anyone.

The internet is weak and constantly disconnects. I relied on my mobile data, but if you work from home, this is definitely a dealbreaker.
Overall, the apartment is suitable for a short trip to Gdańsk due to its wonderful location in a quiet area. However, if you are a digital nomad looking to rent for a month or so, you should skip this place.
P.S. At the beginning of each month, they change the code on the entrance door without warning you. This was another "pleasant" surprise when I couldn't get inside the apartment in the evening.

Would love to have given a higher rating, but sadly we had a few issues when moving in. Firstly, the bathrooms were still dirty, with stains and nail clippings on the floor. We also had a mould problem in our cupboard that wasn’t resolved in the 6 weeks of our stay; this meant we couldn’t use our master bedroom cupboard. Although they did send cleaners to clean the bathrooms, nothing was done about the mould.

The studio was decent for the price point. When I first moved in, the internet was not working, though it was resolved two days later. However, the air conditioning unit was very dirty, so I chose not to turn it on during my entire stay; instead, I just opened the window when the room needed to cool down. Beyond that, the stay was okay until building staff left garbage bags directly at my door. When I went to the reception to ask about it, the staff were rude and unfriendly.

Overall price/value of the apartment is low in my opinion. Despite stated in the ad, the entry to the apartment is not truly independent as owners use for passing to hang clothes in the patio. There is no door in the kitchen, so it is open towards the entry door and it is in a common space with owner's kitchen (separated with a slide door), therefore you would hear everything from their side. When I pointed this out politely (with some simple fix, like a curtain for the kitchen) owner became defensive and quite passive agressive. I believe there must be a cultural difference regarding expectations (e.g. for independent entry). The entry door leads to a small elevator in the patio, unfortunately it went wrong twice during my stay, so could not use this door (no connection to stairs), and was obliged to ask to be let out and in through the owner's flat for 2 weeks, very uncomfortable. The flat is on the first floor and looking to a small, closed patio floor, therefore very dark. Some things are only for decor in the flat (standing lamp, a fridge, the piano). However, if you do not spend much time in the flat, it could be ok and probably during summer heat the patio darkness might be even good. Note that this apartment is indeed within a big apartment in a big block house on first floor.

The property had some positive aspects, but overall it didn’t quite match the description of a “cozy and relaxing atmosphere.” During my stay, I found the environment to be noisier than expected, which made it difficult to fully unwind. Additionally, the level of cleanliness could be improved, as a few areas did not meet the standards I was hoping for.
That said, the location and basic amenities were adequate, and with a bit more attention to noise control and cleaning, the experience could be significantly better. I hope this feedback is helpful for future improvements.

The studio is a garden annex attached to a main house in a residential area of Cascais. While the garden is pleasant and the host provided a welcome package, several significant issues regarding privacy, utility monitoring, and environmental noise impacted the stay:
Privacy & Personal Property: This is a shared-property suite with very thin walls where noise carries easily. During a "light cleaning," a housekeeper went through closed cupboards and discarded a bag containing my original travel and tax documents. Although I eventually recovered them from the trash, they were not there initially and only reappeared later, which was highly distressing.
Atmosphere & Surveillance: The unit contains fixtures, such as a highly reflective wide-angle lightbulb in the kitchen, that contribute to a constant feeling of being watched.
Utility & Internet Consistency: While the hot water worked normally on day one, it was strictly limited to approximately 10-minute intervals for the remainder of the stay. Additionally, despite no reported local outages, the Wi-Fi failed entirely during my final week, requiring the use of a VPN for security and a personal pocket Wi-Fi for work.
Constant Noise: The noise level was overwhelming from early morning until 1:00 AM, including barking dogs, heavy construction, loud engines, and persistent poultry sounds at dawn. I had to rely on noise-canceling headphones throughout the day to sleep or meet work deadlines.
Kitchen & Facilities: The unit has limited food storage (mini-fridge) and a toaster oven rather than a full oven. The cooktop is extremely sensitive to moisture and shuts off frequently during meal prep. The shower also floods the bathroom floor easily, requiring constant maintenance to manage humidity.
Summary: This space may work for a short-term solo traveler, but I would not recommend it for those who prioritize a truly private, unmonitored environment or a quiet space for professional work.
