It can accommodate up to 6 people across a master double bedroom, a second bedroom with bunk bed, and a double sofa bed in the living room. The apartment comprises of a fully equipped kitchen, large dining / living room area with a sofa bed, master bedroom, 2nd bedroom with a bunk bed, and a bathroom with shower. The kitchen includes 4 electric hobs, oven, microwave oven, kettle, toaster and a fridge with a freezer compartment. You will also find plenty of cutlery & crockery, pots and pans, cooking utensils etc. AirCon / heating unit and WiFi connection are provided. Both bedrooms are located at the back of the building facing the green hillside, which makes them extra quiet and relaxing, and all windows are equipped with roller shutters, so you can have a lie-in in peace without being woken up by the sunlight.

Markus and Elisa, and Branca at their management agency, were very helpful, friendly, and responsive. The apartment is lovely and has all the amenities one could hope for. The location is very good—it's a quick walk to the waterside and lovely restaurants, and there are many grocery shops close by. My friend and I enjoyed a wonderful time in Markus & Elisa's apartment in Djenovici. Markus was SO responsive and kind from the very beginning, and the ladies with the property management company were very sweet and helpful, as well!
The only challenges we faced were that the building/address is still relatively new, which made receiving mail a bit tricky (not typically an issue for most people, anyway!), and, confusingly, while the internet was fast enough to do pretty typical things such as streaming movies/music/etc, the signal from the router was not strong enough for our Chromebooks to pick up, although my laptop & our phones had no problem. Weird! (Could very well be a Chromebook issue, to be fair!) It also was a just a little bit shakey for doing video chats, so if you work in some form of consultation/counselor/therapist practice, this is worth knowing (as getting WiFi at a cafe isn't really an option in that line of work!). But I believe most remote workers would be totally fine working here. :)
Overall this place is in a great location, with an *extraordinary* view that we never, ever grew tired of. The bus stop is almost literally right outside the front door, and the ferry to hop over to Tivat is a super close and easy journey, as well. It was our first time in Montenegro and the Herceg-Novi area, and now we are both curious what it's like a little closer to the busy season, when many more things are open. :)
Wonderfully affordable and all of our basic needs were very well-met. Would absolutely send anyone Markus' way and to have a stay in this place.

The location in Djenovici is a bit out from Herceg-Novi, but it's simple to hop on the bus and get over there in about 20 minutes (a bus ride is one euro per person!). There is a smaller Idea market nearby, or there is a fancier "Idea Gourmet" market about a ten-minute walk away in Portonovi, but it's considerably more expensive. We were there in the off-season, so many things were closed! But it's such a short walk down to the water/promenade, where in the busier season it's clear there are tons of restaurants and things to enjoy.

It's a modest journey (easy bus ride to the ferry at Kamenari, then catch another bus ride on the other side at Lepetane into central Tivat), but after doing quite a bit of searching for good coffee (not just to have made for us, but for good beans we could buy), we found a great coffee shop in Tivat called Kafeterija Porto. You can buy really nice (even organic) beans, and they'll grind them for you & whatever your needs will be (french press, etc).

La forma de cancelar una reserva varía en función de la fase en la que esta se encuentre.
¿Tu solicitud de reserva sigue esperando la aprobación del propietario? En ese caso, ¡solo tienes que anularla directamente desde tu aplicación web Mi vivienda!
Sin embargo, supongamos que el propietario ya ha aprobado tu solicitud de reserva y tú ya no estás interesado en ella. En ese caso, aún puedes cancelar la reserva antes de firmar el contrato de alquiler. Pero ten en cuenta que solo debes hacerlo en casos imprescindibles. Porque cuando el propietario acepta tu reserva, su alojamiento deja de anunciarse, y puede perder la oportunidad de alquilarlo a otra persona.

Para cancelar tu reserva, ponte en contacto con el servicio de atención al cliente de Flatio con suficiente antelación al inicio de tu contrato (el tiempo y el importe concretos de la devolución dependen del tipo de política de cancelación).

Garantía de presentación fiel del apartamento. Con Flatio, puedes estar seguro de que el apartamento es exactamente como se presenta. Si, por lo que sea, las condiciones del apartamento no se ajustan a la descripción de la oferta, te reembolsaremos el alquiler y los costes en su totalidad y te daremos 7 noches de habitación de hotel gratis.

Ampliación fácil. ¿Quieres quedarte más tiempo en el apartamento? No hay problema. Si el propietario confirma que el apartamento está disponible, podrás prolongar el contrato en línea. Del mismo modo, se puede rescindir el contrato con un simple aviso de 30 días, también en línea.

Precio todo incluido. La renta incluye todos los servicios, incluidos los consumos y el Wi-Fi, y no se cobran a menos que superen el 15 % de la renta. Haz fotos del apartamento. Te recomendamos que hagas fotos que muestren las condiciones reales del apartamento el primer y el último día del alquiler y que nos las envíes. Las fotos, junto con un informe de traspaso firmado, serán de gran ayuda a la hora de lidiar con cualquier situación desagradable que esperamos que no ocurra.

De hecho, los propietarios de Flatio NO PUEDEN exigir una fianza para
estancias inferiores a 180 días (6 meses). Esto se debe a que creemos que todos los inquilinos son personas responsables y solidarias, y solo incorporamos propietarios que comparten esta actitud.
Para estancias más largas, el propietario decide si requiere o no una fianza.
Consumos e internet
Todos los consumos e internet también están incluidos siempre en Flatio. No pagas ningún coste oculto.

Haz una reserva sin obligaciones
Con Flatio, no tendrás que pagar nada hasta que el propietario acepte tu solicitud de reserva y decidas firmar el contrato de alquiler. Así que adelante, haz la solicitud de reserva: ¡es gratis!
Alquiler proporcional
Estás pagando por la cantidad equivalente de días que se consumieron en un mes completo (mes = 30 días)
Alojamiento compensatorio
En el caso de que te mudes y la vivienda alquilada no coincida con la información de Flatio, ¡háznoslo saber lo antes posible!
Si se cumplen las condiciones para la rescisión y el propietario no puede solucionar el problema inmediatamente, tienes la opción de rescindir el contrato de alquiler con un reembolso íntegro. Además, te ayudaremos activamente a encontrar un alojamiento alternativo y te acompañaremos hasta que todo esté completamente resuelto.

Política de cancelación
Estricta (30 días)
Alquiler
Si cancelas tu reserva 30 o más días antes de entrar, te reembolsaremos por completo el primer alquiler.
Si cancelas tu reserva hasta 14 días antes de entrar, te reembolsaremos un 50% del primer alquiler.
Si cancelas tu reserva menos de 13 días antes de entrar, no te reembolsaremos el primer alquiler.
Tarifa de Servicio
La Tarifa de Servicio es siempre reembolsable.
Si envías un mensaje al equipo de soporte de Flatio solicitando la cancelación de la reserva ("rescisión desde la fecha de inicio") dentro de las 48 horas posteriores a la entrada en vigencia del contrato de arrendamiento, tienes derecho a recuperar la suma íntegra que abonaste por la tarifa de servicio.
Pasadas 48 horas, tienes derecho al reembolso de la tarifa de servicio en forma de "vale" equivalente al total de la tarifa de servicio que abonaste. El vale lo puedes utilizar en tu próxima reserva y tiene una validez de 12 meses. Si la tarifa de servicio de tu próxima reserva es inferior al importe del vale, te emitiremos uno nuevo por la cantidad restante, válido también durante 12 meses.

The apartment was very nice and looked just like the pictures. The view from the balcony was amazing. Branka was great and extremely helpful with any questions or needs I had. I stayed 2 months and it felt like home. Got my daily exercise in - just note no elevator.

The location is very good—it's a quick walk to the waterside and lovely restaurants, and there are many grocery shops close by. The bus picks up just outside the apartment—it's a quick ride north to Herceg Noví, and a direct, scenic route to Old Town Kotor. One hundred percent a lovely place to stay!!

My friend and I enjoyed a wonderful time in Markus & Elisa's apartment in Djenovici. Markus was SO responsive and kind from the very beginning, and the ladies with the property management company were very sweet and helpful, as well!
The only challenges we faced were that the building/address is still relatively new, which made receiving mail a bit tricky (not typically an issue for most people, anyway!), and, confusingly, while the internet was fast enough to do pretty typical things such as streaming movies/music/etc, the signal from the router was not strong enough for our Chromebooks to pick up, although my laptop & our phones had no problem. Weird! (Could very well be a Chromebook issue, to be fair!) It also was a just a little bit shakey for doing video chats, so if you work in some form of consultation/counselor/therapist practice, this is worth knowing (as getting WiFi at a cafe isn't really an option in that line of work!). But I believe most remote workers would be totally fine working here. :)
Overall this place is in a great location, with an *extraordinary* view that we never, ever grew tired of. The bus stop is almost literally right outside the front door, and the ferry to hop over to Tivat is a super close and easy journey, as well. It was our first time in Montenegro and the Herceg-Novi area, and now we are both curious what it's like a little closer to the busy season, when many more things are open. :)
Wonderfully affordable and all of our basic needs were very well-met. Would absolutely send anyone Markus' way and to have a stay in this place.

The location in Djenovici is a bit out from Herceg-Novi, but it's simple to hop on the bus and get over there in about 20 minutes (a bus ride is one euro per person!). There is a smaller Idea market nearby, or there is a fancier "Idea Gourmet" market about a ten-minute walk away in Portonovi, but it's considerably more expensive. We were there in the off-season, so many things were closed! But it's such a short walk down to the water/promenade, where in the busier season it's clear there are tons of restaurants and things to enjoy.

It's a modest journey (easy bus ride to the ferry at Kamenari, then catch another bus ride on the other side at Lepetane into central Tivat), but after doing quite a bit of searching for good coffee (not just to have made for us, but for good beans we could buy), we found a great coffee shop in Tivat called Kafeterija Porto. You can buy really nice (even organic) beans, and they'll grind them for you & whatever your needs will be (french press, etc).
